Access Statement for 2 Eversley View - Self Catering Unit

Introduction

Our self catering house is on two floors, we have tried to provide as much information as possible in this statement, if you have any queries please do call. We look forward to welcoming you.

Pre-Arrival

  • Bookings and enquiries can be made via e-mail ali.burns@virgin.net, fax or phone 0113 2893605.
  • The nearest bus stop is 60 metres from the entrance of the house.
  • The nearest train station is 8 miles away in Leeds City Centre; there are accessible taxis at the station.
  • We can provide information in large print on request.
  • A welcome pack is included - tea, coffee, milk, flowers and a starter pack for the fire.
  • Arrival & Car Parking Facilities
  • There is car parking at the front of the house with two allocated spaces.
  • The car park surface is levelled aggregate and there is a paved path to the house.
  • The front house entrance has one step 10 cm in height and a 5 cm rise over the threshold.
  • The door is hinged on the right and is 69 cm wide.
  • Parking is 10 metres away from the entrance.
  • The entrance is reached through the garden via a path 1 metre wide which is level and even.

Main Entrance

  • The door key hole lock is 107 cm high.
  • Inside the front door is the hall 1 metre 20 cm wide which leads to the front room and staircase.
  • The staircase has two flights, the first flight is 38 cm (2 steps) with a landing of 56 cm and a right return of 82 x 90 cm leading to the second flight of stairs (12 steps).
  • The stairs are 2 metre 40 cms in height, 17 cms deep and 78 cms wide. They have hand rails on the right hand side.

The House

  • The door is 85 cm wide inwards opening to a hall.
  • The corridor is 95 cm wide and leads to the sitting room, open plan dining area and kitchen.

General

The hall has a wooden surface, the sitting room is carpeted, the open plan dining area has a laminate floor and the kitchen has lino flooring. Stairs, landing, second and third bedrooms are carpeted, the bathroom floor is tiled and the main bedroom has exposed wooden floor boards.

  • Smoke alarms are fitted to the living room, hall and landing.
  • Sitting Room and Dining Room
  • The door width into the sitting room is 71 cm
  • Inside the sitting room is a three seater settee with arms and a single chair (no arms), coffee table and fireplace with hearth.
  • Teletext TV is provided with remote control (also provided are DVD player and radio/CD player).
  • The dining room is open plan following on from the sitting room.
  • There is a square table with 4 chairs (movable side to side) legs on each corner, 63 cm floor to lowest point of table (underspace), 128 cms long, 92 cms wide and 76 cms high.
  • Free space between bable and walls is at least 86 cms all around.
  • Chairs are moveable with padded seat and no arms.
  • There is free space of 28 cms by 3 metres clear of the doors and furniture.
  • Flooring is laminate in the dining room.
  • Furniture is moveable and all is non feather.

Laundry

  • There is no separate laundry but there is a standard size washer dryer, which is front loading, provided in the dining/utility area.

Shop

  • Not available on site, the nearest shop is at Slaid Hill, Easterley Road or at Seacroft which is 4 miles away.

Leisure Facilities

  • Not available on site - facilities are in Wetherby and Moortown (David Lloyd)

Outdoor Facilities

  • Fenced garden to the front and rear garden with 3 steps and raised patio to the rear.

  • Largest transfer space available to left of the bed only is 1 metre 35 cms.
  • Largest free space clear of doors and furniture is 135 cms by 1 metre 50 cms.
  • Bedroom 3 accessed via Bedroom 2
  • Door width 71 cms
  • Single 3 ft bed provided.
  • Bed height 53 cms floor to top of mattress.
  • Non feather duvets and pillows provided.

  • Largest transfer space available to left or right of the bed is 1 metre 15 cms.
  • Bed is movable if more space is required to one side.
  • Largest free space clear of doors and furniture is 1 metre 20 cms by 1 metre 20 cms.

Bathroom and WC

  • Door width is 71 cms.
  • Bath with two side and rails and flexible shower over the bath.
  • Bath height is 53 cms.
  • Free space in bathroom (free of doors and furniture) is 90 cms by 68 cms.
  • Toilet seat height is 42 cms.
  • Space to right of toilet is 28 cms 26 cms to the left.
  • Flooring is tiled.
  • Good colour contrast between floor, walls and furniture.
  • The washbasin has a supporting pedestal, the height of the washbasin is 79 cms.

Self-Catering Kitchen

  • Semi open plan with adjoining sitting room (concertina door) 71 cms and doorway to dining room 80 cms.
  • Worktop height 91 cms.
  • Oven door is drop down, height of lowest shelf is 1.35 metres.
  • Sink is 91 cms high with cupboards underneath.
  • Hob is 91 cms high gas.
  • Flooring is lino.
  • At least 1 metre 35 cms by 2 metre 76 cms free space between all fixtures and worktops.
  • Evenly lit kitchen with strip lights above main work surface and above hobs.
  • Good contrast between floor, cupboards and other surfaces.
  • Fridge freezer with highest shelf in the fridge 154 cms.

Additional Information

  • Patchy mobile phone reception.
  • There are 2 wheelie bins outside the front of the house to the right one recycling plastic, tin and paper, the other for general rubbish, two concealed bins are provided in the kitchen near the fridge under the worktop for glass.
  • The house is no smoking.
  • Service dogs are welcome please inform us on booking.
